The Professionals You Will Work With
There are a number of people who will be assisting you in buying your dream home. These professionals have an important part to play in helping you get the best possible deal on the property you choose in Italy.
The first professional you work with is the real estate agent. The will help you find the house that you need. Be aware that the Italian language is very specific in the area of housing. You need to be very clear on what you are truly looking for. You might mean palace when you say palazzo but they will understand that as any big house, like a mansion. It is to your benefit to learn the language to avoid confusion.
The next person you might want to talk with is a lawyer, particularly before you actually sign any contracts. It is best to have an Italian lawyer or avocatto aside from your regular counselor since they would be more familiar with Italian law. They can help you avoid getting a bad deal simply because you don’t understand the terms fully. They’ll also explain to you the very unique process of purchasing property in Italy.
Next you’ll be dealing with the geometra. There is no equivalent for them in most countries. You can think of them as a combination of architect, surveyor and safety inspector. You’ll usually be dealing with a specific geometra for the locality of the property you wish to buy. Their job is to examine your property and tell you its true condition. They won’t just tell you if the house is structurally sound. They will also tell you about the other aspects of your property such as whether your utilities are hooked up to the mains or not, any risks of landslide or flooding, etc.
Lastly, you’ll be dealing with notaio or notary public. This is the government public official who will witness your purchase. In fact, he is the one who processes your compromesso (initial contract) as well as your rogito (signed deed of sale). The completion of the sale will actually be done in the office of the notaio.
